REVIEWS and TESTIMONIALS
I found the loan financing guide to be an extremely useful,
informative and easy to use manual. As a small business owner,
without a lot of extra time to have ever looked into the loan
process, I was overwhelmed and intimidated in the past trying to
understand and break into the process of borrowing money. The
book brings a small business owner up to speed in short amount of
time about what lenders are looking for, so one can prepare and
present their business in the best possible way for success in
securing financing.

After reading the loan financing guide I felt a lot less apprehensive
and more confident with the process of loan financing for smaller
businesses. I found that after this book I asked more intelligent
questions and played a more active role in successfully obtaining my
most recent financing when others told me I would never get a loan
at this time (because of the recent “credit crunch.”). It really took
the mystery of the financing process away and made it a much less
fearful process for me. I would highly recommend it to any small
business owner or entrepreneur to take the guess work out of this
process and give them the knowledge and confidence that will give
them the best chances for success.

Mr. Berdiev has produced a book that will be useful to those that
are considering starting or purchasing a small business and in need
of loan financing. Mr. Berdiev's book is easy to read and
understand (it can be read front to back or by going to any
individual chapter). It provides the information needed to determine
what type of loan is needed, how much should be requested, and
how lenders will evaluate the loan. The book simplifies and makes
comprehensible the often foreign language that lenders use so that
the individual requesting a loan can converse knowledgeably with
the lending institution.
It is a book that can be read and understood in a few hours, but will
also be a useful reference guide when evaluating ongoing loan
financing needs. I especially would recommend this book to those
business entrepreneurs who have not come out of the financial side
of the business world, and recognize that the success of their
business venture might very well be determined based on how their
enterprise is financed.

A how-to guide to securing loans for a small business.
Former bank officer and small-business loan adviser Berdiev
knows how to present a loan request in the best possible light. He
immediately puts readers at ease because his advice is sensible,
clearly presented and thorough without being inundating. The author
couldn’t be less interested in fancy footwork or glib patter - he
wants readers to be realistic, conservative and, most of all,
prepared.
Bank officers need information - income statements, cash-flow
statements, balance sheets. The author explains how to prepare
such documents using historical performance and projected
earnings. He draws the curtain back on what loan officers think -
does this person exhibit financial competence, a true grasp of the
business, what management experience is being drawn upon, what
are the risks? He advises that those searching for a loan must be
ready to succinctly inform lenders about the nature of their business
and impress them with the character of managerial teams, ability to
meet payments, capital (equity versus debt), collateral and the
current state of his or her industry in the greater economy. In
addition, there is an enjoyable tutorial on lender personality types
and how best to approach them, plus a cautionary guide to the
pitfalls associated with securing loans through family and friends.
Berdiev also provides templates, charts, analysis tools and mock
interview scenarios in a step-by-step effort to prepare readers for
the loan office.
No snake oil on sale here, just simple, straightforward advice.

Mr. Berdiev’s Loan Financing Guide for Small Business Owners is
a well written, easy to understand guide to obtaining financing by
small business owners without MBAs. The step-by-step, easy to
follow guide not only talks about how to prepare a loan request, but
what not to do, and finding a lender. It is a great guide to identify
the financial factors, but also the non-financial factors that go into a
loan decision.  It “pulls back the curtain” on the not very secret, but
to the uninitiated, mystical process by which bankers make their
decisions.  Mr. Berdiev has done a great service to provide
information in addition to his work as a banker.
I  have used it to make presentations to groups of small business
people who have found it invaluable.

I've read Neil Berdiev's book of "Loan Financing Guide for Small
Business Owners".  I have to admit, I wish that many lenders did
more of educating and putting the experience into a good cause that
is clearly beneficial to any consumer.  I found the book to be
extremely helpful, insightful.  The most appealing fact to me is that it
was written in a very much "straight to the point" manner.  It speaks
with real life scenarios.  After reading the book, as a retail banker, I
feel that I can speak the language of any business owner who is
looking to get a liaison/banker.  Business owners contribute
significantly to the U.S. economy.  They do need the basic
education and understanding of something very important such as
getting a term loan or a revolving line of credit from the bank.  One
simple loan can boost the production of any small to large
operation.  This is where the book of "Loan Financing Guide for
Small Business Owners" will come in handy.  I hope you enjoy
reading the book just like I did.

The book has been straightforward, easy to understand (for a
person with no financial or accounting background) and enjoyable.
I would probably pick this title over others because the title is
specific and the book is not overly long.

So, you’ve finally decided to open that cozy café on the corner or
you have been running a dry cleaning service for a year and feel you’
re ready to purchase the empty building next door to expand into a
coin laundry service. You have a business plan and financial
statements at hand and feel assured that you can convince a lender
that you deserve the loan that will take your business to the next
level. Are you sure about that? If your answer is yes, that means
you can respond to the following questions succinctly and openly
without hesitation: How much money (the exact amount, not an
estimate or range) do you need to borrow? What, specifically, will
the money be used for? How quickly will your business be able to
repay the loan? Are the answers flowing freely, complete with
qualitative documentation in a clear language that any lender can
quickly grasp and translate into loan approval? No?  Help is
available.

The "Loan Financing Guide" simplifies the complex world that both
banks and small business owners exit in.  It offers clear, concise,
and easy to use guidelines for small business owners to help them
steer clear of impending danger. The book is an easy and enjoyable
read, and will provide small business owners with insight that they
can use for many years to come.
The book gives perspective on the views of a banker, and allows
the reader to understand both sides of the financial fence. It also
explains how to present the best possible view of your business,
when to borrow money, and how to structure your business so that
loans can be received without delay.
The "Loan Financing Guide" should prove to be invaluable to all

I read your book and thought it was a good read. Sometimes for
the average Joe (like me) this can be painful reading, but you
expressed the strategy and terminology in a way that was easy to
swallow and execute.
